MENTAL HEALTH

Andy Reid tackles the big issue head-on

In the real estate industry, mental health struggles are often hidden behind a facade of resilience, with many professionals hesitant to share their challenges for fear of judgment or losing out on opportunities. Despite growing support initiatives, the topic of mental health remains uncomfortable for many. Writing from personal experience, auctioneer and success coach Andy Reid notes that professionals in real estate often worry about appearing vulnerable, which can lead to feelings of isolation and anxiety as they navigate the high-stress environment of the industry

What is normal stress versus a mental health issue?

Real estate professionals face daily challenges, but recognising when these stressors evolve into deeper mental health concerns is crucial. ”There are plenty of issues that we openly face in our line of work. Deals falling through tenants trashing places, landlords never fixing anything, sellers refusing to acknowledge the market…and that’s just scratching the surface, right? … The big issue here is that the fine line between work stress and mental health issues is so tough to identify.”

Mr Reid encourages both leaders and individuals to create a space for open conversations, allowing for clarity on whether the pressure is something that can be managed or requires deeper attention.

The impact on stress on performance

Anxiety and pressure can lower "Performance IQ," making it harder to perform well in high-stakes situations. While external support like therapy or apps can be helpful, strengthening mental clarity through Cognitive Brain Training (CBT) can be an effective way to manage stress. Training the mind, much like training the body, can lead to better decision-making and resilience in high-pressure scenarios. “Much like you would need to go to the gym regularly if you wanted to physically look better, consistency with brain training is really important if you want to ‘see those gains’ in a mental capacity,” said Mr Reid.

Seeking help should never be seen as a weakness

Acknowledging and addressing mental health concerns can not only prevent long-term issues but also enhance overall performance. By building mental resilience and focusing on maintaining clarity under stress, real estate professionals can protect their well-being while excelling in their careers. ”I know that you’ll be concerned that admitting any sort of challenge could make you look weak, or potentially cost you a deal or two, but the ramifications of holding onto anxiety or stress can be way more costly.

SMART SNIPPETS

Aussie homeowners cash-in
Australian homeowners are celebrating a record-breaking median profit of $285,000 from property resales in the June 2024 quarter, marking the highest gains since the early 1990s! CoreLogic's Pain & Gain report shows an impressive 94.5% of sales made a profit, thanks to soaring home values. Brisbane took the top spot with 99.1% of sellers walking away with a win, followed closely by Adelaide and Perth. Even with Sydney, Melbourne, Darwin, and Hobart seeing more losses, houses still proved to be a shining star, with 97.2% selling for a profit.

Tax incentives for better rentals
A new RMIT University report suggests making negative gearing available only to investors whose properties meet national standards. The proposal includes a seven-star energy rating requirement and minimum lease periods. Investors could benefit from discounted capital gains tax, potentially creating better outcomes for renters across the country.

Student caps won't solve housing woes
Despite a proposed cap reducing new student intake to 270,000 in 2025, experts say this won't fix the problem. With international students taking up 7 per cent of rental properties, factors like historically low housing supply and changing household dynamics also play a role.
