Buyers are becoming more selective as the market shifts in their favour
New listings have reached record highs across the country, marking the second consecutive month of growth, signalling increased opportunities for home buyers to get more specific about their preferences.
Mirroring trends in the US, our spring market is seeing a strong preference for comfort-driven features like ensuites, walk-in robes, and bathtubs. Sustainability is another rising priority, with 50% of buyers looking for eco-friendly features like energy-efficient designs and materials. In the US, many buyers similarly prioritise energy efficiency, with features like solar panels and ENERGY STAR-rated appliances gaining prominence. Are we seeing a pattern here? Dr Nicola Powell, Chief of Research and Economics at Domain said the company’s new insights into the top design features on buyer wish lists may surprise you.
“With supply continuing to increase, Aussie home buyers may be making their dream home wish lists a little more specific as the Australian property market transitions to fall in favour of buyers,” she said. “Spring has kicked off with remarkable momentum, and with the surge in supply comes more choice and more time to make decisions.”
Comfort takes priority
Comfort is high on buyers' lists this season, with features such as ensuites, walk-in wardrobes, and bathtubs being the most sought-after. Domain’s research found that 62% of Australians consider an ensuite a must-have, while 50% prioritise walk-in wardrobes.
Bathtubs are now also viewed as essential by 36% of buyers, reflecting a strong demand for comfort-oriented spaces in the home. “Aussie homebuyers should feel more confident about finding a home that suits their lifestyle with fewer compromises needed on important features,” said Dr Powell.
Sustainability gaining momentum
Sustainability has become a growing priority for half of Australian home buyers, with 50% seeking energy-efficient homes. The rising demand for eco-friendly features indicates a shift in focus toward long-term savings and environmental responsibility.
Single-storey homes are also gaining traction, with 43% of buyers favouring them for their accessibility and convenience.
Lifestyle over technology
Interestingly, lifestyle features are outranking high-tech amenities, with 51% of Australians valuing gardens more than advanced security systems. This preference shows a desire for living spaces that enhance day-to-day life and well-being, as opposed to focusing solely on technological upgrades.
