Write listing descriptions better targeted to buyers and tenants

Remember about ten years ago when we heard the phrase “Uber of real estate” all the time, and it was like some Uber would replace real estate agents? We get that it’s probably the same right now with AI.

But here’s the thing. AI isn’t here to replace you but to make you better at what you do. Just like the invention of email didn’t replace communication, AI won’t replace the need for real estate professionals.

It will, however, change how we work.

Did you know the real estate industry has already been using AI for years, perhaps without even realising it? From REA’s property recommendations to Facebook’s Ad targeting, AI has been quietly working behind the scenes for quite some time. But now, with tools like ChatGPT, we’re entering a new era of “generative AI” that’s impossible to ignore.

So what does this mean for you? It’s time to embrace AI as your new assistant, not your replacement. Here are three ways you can leverage this technology and stay ahead of the curve:

The Agency

1. Supercharge your communication

Gone are the days of spending hours crafting the perfect email or property description. AI can help you communicate more effectively and efficiently. For example, ChatGPT can draft responses to common client inquiries or create property listings. Just remember: AI is your first draft, not your final copy. Continually review and personalise the content to maintain your unique voice. Pro tip: When using ChatGPT, add "with high EQ" to your prompts for more empathetic responses.

2. Enhance your marketing strategies

AI can help you create targeted marketing campaigns that speak directly to your ideal buyers or tenants.

Try this: Use ChatGPT to develop buyer personas for your listings. Input the property features and ask for five potential buyer profiles.

Then, use these personas to craft tailored marketing messages and identify the best channels to reach your target audience. Remember, AI-generated content should be a starting point. Your personal touch and local expertise are what will truly set you apart.

3. Streamline your operations

Imagine having an assistant who knows every business detail and can answer questions instantly. That's what AI can do for your operations. Consider implementing an AI-powered knowledge base for your team. Upload your policies, procedures, and frequently asked questions, then develop a GPT to query your own information. This also frees up your time to focus on high-value tasks requiring human expertise.

Bonus tip: Look into virtual staging and AI-powered 3D flythrough tools to add a new dimension to your property presentations without breaking the bank.

As Seth Godin wisely said, "AI replaces competence. If you're simply mediocre, I can get AI to do it cheaper and faster than you."

The key is to use AI for tasks at which it excels, allowing you to focus on what truly matters: building relationships, negotiating deals, and providing the human touch that no AI can replicate. Remember, the future of real estate isn't about AI vs. humans—it's about AI-powered humans providing exceptional service.

SMART SNIPPETS

In the US, rules for buying and selling have changed. NAR's settlement means big changes for agent commissions starting this week. Agents will need to complete buyer agreements and agree on any buy-side commission up before showing a property. Will this see the start of flat fees or hourly rates? We guess time will tell.

Is your success secretly sabotaging you? Mark McLeod reveals the counterintuitive truth about real estate "slumps" and how to avoid them and why your biggest wins might be setting you up for failure. Find out why prospecting should be your #1 priority and how to own Saturdays like a boss. Ready to win more often?

Home ownership is one of the most important factors in building generational wealth. But for many young people today, it feels increasingly out of reach. The Australian Senate is launching an inquiry into how financial regulations impact home ownership, especially for first-time buyers. We break down what the inquiry will cover, from examining lending practices to exploring options for deregulation. It's a complex issue, but one that could have huge implications for the future of housing affordability.
