....AI canā€™t do it all ā€“ hereā€™s how you can guide it.

TECHNOLOGY

Does the 1957 phrase ā€œGarbage in, Garbage outā€ still apply in the Age of AI?

AI, especially tools like ChatGPT, is making waves in real estate marketing. It gives newer agents a real chance at competing with more experienced pros in a much faster timeframe. Consider it a way to level the playing field, helping less experienced agents punch well above their weight.

Last year, a study by Harvard Business School and Boston Consulting Group showed AI's worth. Consultants using AI finished tasks 25% faster and delivered work that was 40% better in quality compared to those going it alone. The real kicker? AI helped the under-performers close the gap with their higher-performing colleagues.

But hereā€™s the catch: AI still isnā€™t a magic solution.

Sure, you can crank out 100 social media posts or 200 reels in no time with a cool-sounding prompt you came across on TikTok: but ChatGPT and similar tools shine when youā€™ve got some underlying or deep knowledge of the subject matterā€” for example how to build a repeatable marketing funnel that works is valuable so you now how creating reels might fit into that strategy.

Without strategy, you run the risk of churning out content thatā€™s too vague or doesnā€™t speak to the right audience.

How can AI push top performers further?

Weā€™ve already seen how AI can boost the output of newer agents and bring them closer to their more experienced counterparts. However, for top performers, the key is knowing how to get even more out of these tools.

To make a bigger leap, you need to rethink how you use AI by asking smarter, more focused questions.

The power of advanced workflows

If youā€™re asking AI basic questions, youā€™ll get basic answers. The real value comes from creating prompts that dig deeper, allowing you to generate more targeted marketing content.

For example, you can use AI to write property listings that strike the right tone for a specific buyer persona, making them more engaging and on-point (super important in this kind of market!)

AI needs (good) human direction

Even though AI is becoming a part of our daily work, we must remember that itā€™s just a tool. And yes, that phrase Garbage In = Garbage out still applies!

AI doesnā€™t make decisionsā€”it relies on you to guide it with smart inputs and real estate-specific chains of thought. Without a strong understanding of the basics of marketing and real estate, the content it creates can easily miss the mark.

If you would like to learn buyer marketing strategies with AI, we have in-person workshops coming up on the Gold Coast and Melbourne. You can grab your place here.

ICYMI last week, we covered some tips on how real estate leaders can thrive in times of disruption.

Housing can't keep up with population boom
If you thought finding a home in Australia was tough, it's about to get tougher. The country's population has surged to 27 million, growing at 2.3 per cent annually, while housing supply lags behind. The Housing Industry Association has criticised the government for not balancing migration goals with policies to boost new home building.

Housing affordability hits rock bottom
If you thought buying a home in Australia was tough before, it's now reached unprecedented levels of unaffordability. High mortgage rates and rising home prices have pushed affordability to its worst level since records began in 1995. According to PropTrack, a median-income household can afford just 14 per cent of homes sold in the past year, down from 43 per cent three years ago.

Student housing unfazed by enrolment cap
A proposed cap on international student numbers isn't dampening spirits, with the limit of 270,000 new enrolments still above pre-COVID figures. The market, driven by offshore developers and investors, is seeing continued growth with 2,200 new beds in the pipeline and competitive yields above 5 per cent.

Todayā€™s curated listen explores these two styles. The soft negotiator keeps things friendly, making quick concessions to avoid any drama. On the flip side, the hard negotiator treats conflict like a high-stakes game. Which one are you?
