In an industry that often glorifies the âovernight success,â new data from Jordan Tormey, Strategy Analyst at Ray White Group, offers a reality check and a compelling case for the long game.
After analysing over a decadeâs worth of agent activity across major Australian property portals, Jordan studied more than 35,000 actively listing agents. His goal? To uncover what long-term success actually looks like in real estate. Spoiler: Itâs not about fast starts or flashy beginnings.
The top performers arenât newcomers
Jordanâs findings are stark: in 2024, the top 20% of agentsâthose listing more than 60% of all properties nationally had a median industry tenure of 10 years. These arenât just good agents; theyâre the dominant forces in the market, and they didnât get there overnight.
âAll the people in that top 20 per cent are at that 10-year median of tenure,â he says. And the trend holds across the board: performance scales with experience. The middle 40% of agents typically have 6â7 years of experience, while even the bottom tier often brings 3â5 years to the table.
Progress, not perfection
This progression underscores a powerful truth: real performance takes time. While itâs easy to be dazzled by short-term metrics or newcomers who make a splash, Jordanâs data suggests that consistent, sustained effort wins out in the long run.
Importantly, this shifts the narrative around what agents should aspire to. Itâs not about being a rookie rockstar itâs about being a seasoned professional who has built a business, a brand, and a loyal client base over time.
A career, not a sprint
This research serves as a reminder that real estate isnât a sprintâitâs a marathon. The low barrier to entry might make it tempting to expect quick results, but Tormeyâs data encourages a more grounded mindset: show up, stick with it, and grow deliberately.
For agency leaders, itâs a valuable lesson in recruitment and retention. For agents early in their journey, itâs a reason to play the long game, focus on development, and understand that expertise and market share compound with time. As Jordanâs research makes clear, if you want to dominate, you have to stay.

RBNZ cuts again ⊠but donât expect a fire sale
The Reserve Bank of New Zealand just made its sixth rate cut, trimming the OCR to 3.25%, but itâs more "gentle nudge" than "full-blown stimulus."
