LEADERSHIP
Three levers that transform average teams into standouts
The gap between an average month and a standout one rarely comes down to market conditions. It’s almost always driven by what’s happening inside the team.
After years working with agents at every stage of their careers, Ray White United Group General Manager Alex Pattaro has identified three leadership levers that consistently separate high-performing teams from those that fluctuate.
Alex's first lever is accountability, but not the kind you're thinking. It starts with a simple challenge: if someone walked into your office and asked each team member what the goal is, would they all give the same answer?
"A good leader knows what they want, but a great leader can convey that to their team," he says.
What you'll learn in the full article:
The walk-in test: How to know if your team truly understands what you expect
The recognition feedback loop: Why it reinforces behaviour, not just rewards effort
15-minute WIP meetings: The daily discipline that keeps teams on track
Where leaders go wrong: The blurred line that quietly undermines performance
Understanding these levers can change how you lead your team – and how consistently they perform.

TOGETHER WITH ID4me
What selling every 48 hours actually requires
Most agents aren't ignoring prospecting, they're replacing it with content calendars and reels that produce almost no listings. ID4me’s Head of Marketing, Lucy Fisher, recently spoke to an agent who door-knocked 356 houses weekly for four and a half years before social media ever contributed to his business. She unpacks what that discipline looks like, including the exact cold call script he used and examines Tom Panos's 30-day rule for listing flow.

GROWTH SLOWS
Three-quarters of markets losing momentum
National prices rose 0.3% to $908,000 in March, but the momentum is fading – more than three-quarters of locations recorded weaker growth than February. PropTrack calls it "a clear turning point in the cycle" as rate rises erode borrowing capacity. Unit growth more than doubled house growth, suggesting buyers are pivoting to more affordable stock.
RATE HIKES
Westpac tips three more rate hikes this year
While CBA, NAB, and ANZ expect just one more rise, Westpac is calling for three, taking the cash rate to 4.85% by August, the highest since the GFC. On a $600,000 mortgage, that's $457 more per month by year's end. With fuel costs soaring, it’s not helping sentiment.
HOW IT SOLD
Three offers secure pre-auction sale after 60 years
Nick Berman of McGrath Hornsby positioned 18 Marine Crescent as a rare generational handover, drawing three pre-auction offers within a one-week negotiation window and securing a deal the day before auction for the long-term vendor after six decades of ownership.

TRUE OR FALSE:
In parts of Spain, if you have a balcony, you’re legally required to clean the street below it?
And the answer is…
True. In some municipalities across Spain, residents with balconies are responsible for maintaining the area directly beneath them, meaning they can’t let anything (even dirt) fall from the balcony onto the street without cleaning it up. It’s a simple rule that keeps streets tidy and reinforces a shared sense of ownership over public spaces.
Wishing you a productive day!
