GOOD MORNING FROM ELITE AGENT 👋

Good morning, and welcome to The Brief for Tuesday 22 September 2026.

TRUE OR FALSE?

There is a private home in Mumbai that stands 27 storeys tall, has three helipads and six levels of parking, and needs 600 staff to run it.

(Scroll to the bottom for the answer!)

In today's edition of The Brief

  • Chelsea Pottenger's one-breath reset for walking through your front door after a brutal call – plus five tiny morning swaps to test over five days.
  • A tenant's lease running until November nearly killed a Bondi Junction sale – here's the in-house fix that landed $1.04 million pre-auction anyway.
  • Before your next developer coffee: more than 60 per cent of small builders say the new trust tax rules could stall their projects, and some are eyeing cancellation.

TODAY'S FEATURE

Chelsea Pottenger’s practical resets for a more sustainable working day

One breath between your worst call and your kid's hug

A property manager finishes a brutal tenant call, then walks straight through the front door to their family. No pause, no reset, same rattled version of themselves at home as at work. At PM/ONE 2026, Chelsea Pottenger handed delegates a buffet of small habits to break that pattern – starting with a breathing technique she demonstrated live in the room.

What you'll learn in the full article:

  • The transition breath: a long inhale, a shorter inhale, and an audible exhale that Chelsea uses to reset before walking through her own front door.
  • The Five for Five challenge: five morning swaps – including ditching the beeping alarm – tested over five days, with delegates reporting back on how they felt.
  • The "yet" move: the basketball-coach lesson that turns "I'm not good at this" into a full training plan, not just a nicer sentence.

TOGETHER WITH AREA SPECIALIST

Area Specialist

The real profit date behind a $300,000 GCI year

September 11. That's the date Michael Choi, founder of Area Specialist, says the average $300,000 GCI agent in a traditional franchise finally clears franchise fees, office splits and tax and starts keeping what they earn.

Run the same numbers through the Area Specialist model and that date moves to May 16 – 120 days sooner, agents owning their business and paying corporate tax rates instead of splitting with a franchise.

Michael's point isn't that agents are underearning. It's that the structure they're working inside decides how much of the year is spent paying it off before any of it is actually theirs.

DEPT OF TAX

Why property groups are worried about the new trust tax rules

Trust tax changes could cancel housing projects

More than 60 per cent of small and medium developers surveyed expect proposed discretionary trust tax changes to hit project timing or viability, and 37 per cent of those say cancellation is on the table. Five industry bodies commissioned the polling as the government pushes ahead with a 30 per cent minimum trust tax from 1 July 2028.

DEPT OF AI

Person swinging a golf club beside a home near the course, symbolising the lifestyle a buyer imagines living there

Selling the person they're about to become

Samantha McLean was messing about with ChatGPT on a flight home when it made a connection she hadn't seen coming: moving house works like New Year's Day. It's not just where people live, but who they get to become when they land somewhere new. That idea unravelled into a new way to build buyer and tenant personas – one that goes past features and location and asks a much stranger question about the property you're about to list.

Why retirees with $1.1 million homes are reshaping senior living demand

Senior living sector eyes consolidation as $150bn opportunity

CBRE's new research shows the top five senior living operators control less than a fifth of a $150 billion sector – one of the clearest consolidation opportunities in Australian real estate. Some 83 per cent of over-75s own their home outright, with average dwelling values around $1.1 million, while a typical over-65 couple holds $750,000 in superannuation – a combination fuelling demand for higher-quality retirement and aged care options.

HOW IT SOLD

First-home buyer wins Bondi Junction apartment as in-house team solves lease hurdle

In-house property management saved this Bondi Junction sale

A tenant's lease running until November nearly cost Nicholas Armstrong-Smith his first-home buyer. Instead, he offered a standard settlement with his agency's property management team managing the property until the lease expired, securing $1.04 million pre-auction after 28 days for overseas vendors.

TRUE OR FALSE:

There is a private home in Mumbai that stands 27 storeys tall, has three helipads and six levels of parking, and needs 600 staff to run it.

And the answer is …

Answer

True. Antilia, on Altamount Road, holds the Guinness record as the largest house on earth. Its floors are triple height, so it looms over the street like a 60-storey office tower – for one family. Somewhere, a property manager is quoting on the window cleaning and quietly weeping.
