Property oversights that can cost deals thousand - here's why and what to do

REABETTERTB01FEB25

GOOD MORNING FROM ELITE AGENT

Geez, real estate agents certainly get some tough listings. A New York studio has gone viral on TikTok for its unusual bathroom setup: a toilet with a built-in sink that only activates when you flush (yes, you read that right).

The former tenant shared a clip of the quirky feature, sparking a wave of disbelief online. Now, it’s up to the next agent to convince buyers that this creative plumbing arrangement is a selling point. Good luck with that!

How presentation and collaboration can make or break a property sale

When it comes to selling a home, presentation is key. Buyers make snap judgments within moments of stepping inside, and even small oversights can cost sellers thousands.

According to celebrity interior designer Kellie Richardson, CEO of Kurved by Design, simple mistakes such as personal clutter, bad odours, and visible dirt can turn buyers away instantly.

At the same time, Justine Wilson, director of Vault Interiors, highlights that successful property sales often come down to the collaboration between real estate agents and professional stylists. A well-staged home not only attracts more buyers but can lead to faster sales and stronger offers.

Buyer turn-offs

Personal clutter, bad smells, and visible dirt are three of the biggest turnoffs for buyers, according to Kellie. She warns that family photos and personal memorabilia can make it difficult for buyers to imagine themselves in a space, while lingering odours, especially from bathrooms, wardrobes, and kitchens, can leave a lasting negative impression.

“Visible dirt and neglect are major turnoffs that can make a home feel uncared for and appear unclean,” she said, stressing that deep cleaning and neutral styling are essential for a home to attract serious buyers, irrespective of its price point.

Communication is everything

Stylists need insight into the target market, the home’s strengths, and any challenges that need addressing. The more information agents provide upfront, the more precise and strategic the styling can be.

"Communication is the foundation of any successful collaboration. Real estate agents and property stylists need to discuss the property’s strengths and challenges early in the process. By sharing insights on the target market, property style, and local buyer preferences, agents can help stylists craft a design that aligns with the sales strategy," says Justine.

Generic styling doesn’t sell

The key to powerful property presentation is ensuring it resonates with the likely buyer - whether that’s families, professionals, or downsizers.

"One of the biggest benefits of collaboration is the ability to tailor styling choices to the potential buyer profile. Agents have in-depth knowledge of their buyers, whether they’re families, young professionals, or investors. Share this insight with the stylist," says Justine.

A well-styled home isn’t just attractive, it makes an emotional connection. When buyers see themselves in the space, offers come faster and stronger.

The Super Bowl effect: a real estate goldmine
The Super Bowl isn’t just a game - it’s a real estate catalyst. Chief’s die-hard (and Ray White AKG founder), Avi Khan, writes that host cities like New Orleans see short-term rental prices double or triple, luxury property demand spike, and commercial landlords leverage the global attention to secure prime tenants.

Infrastructure upgrades and tourism spending inject $500 million plus into local economies, often leading to long-term property value appreciation. Whether it’s Airbnb investors cashing in or developers capitalising on increased desirability, the Super Bowl proves that in real estate, timing and location are everything.
