Why the July/August hustle builds September results

It might still be winter, but Shane Kempton, CEO Harcourts WA, is clear: this is no time to coast. With the Spring Selling Season around the corner, now is when serious agents start building momentum. “The most powerful results in Spring don’t come from Spring actions,” he says.

“They come from what you’re doing right now.” While others hit snooze or wait for market noise to settle, he urges agents to treat July as their “coiling season”, like a spring storing energy.

Work your pipeline while others pause

Waiting until Spring to start prospecting is a big mistake. Shane says the difference between average and top agents is simple: “Average agents wait for the phone to ring. Great agents build momentum before others even realise they should.”

Now’s the time to reconnect with past appraisals, re-engage warm buyer leads, and check in with community contacts and referral partners. Remember, every buyer is a future seller, so stay in touch. He says it’s also the perfect window to fine-tune your listing toolkit and negotiation skills so you're ready to move fast when listings spike.

Small habits, big momentum

The path to Spring success isn’t about waiting or hoping, it’s about showing up and stacking simple wins. Shane offers a formula: five extra calls a day, five handwritten notes or pop-ins per week, five minutes of daily mental reset. “You don’t need motivation to create momentum,” he says.

“You need movement.” These aren't glamorous tasks, but they build the pipeline, confidence, and clarity that fuel results later. If it feels like nothing’s happening right now, that’s the point - it’s not visible yet. But come September, the work you’re doing in July will show.

Marriage up, divorce down: what ABS data means for property market moves

The Australian Bureau of Statistics has reported a 2% rise in marriages and a 3% drop in divorces for 2024. With the median age at marriage in the early 30s and divorce in the mid-40s, these life events continue to align with key points in the property cycle. Newlyweds often drive first-home purchases, while separations can lead to increased listings or downsizing. Victoria and New South Wales recorded the largest increases in marriages, hinting at possible growth in buyer demand in those states.

Housing pipeline expands with 10,800 new homes

The NSW government has declared 30 additional major housing projects as State Significant Development, potentially adding more than 10,800 new homes to the state's housing pipeline. Since January 2025, a total of 187 project proposals representing 70,100 potential homes have gained SSD status. The streamlined approval process aims to help NSW meet its target of 377,000 new homes by July 2029 under the National Housing Accord.

In London, most new office space is now coming from refurbishments rather than new builds, as companies want modern, eco-friendly spaces quickly. Refurbishing an old office takes about a year, while building from scratch can take six. Demand is high, especially from financial services firms, and there’s simply not enough top-quality space available.

Bette Davis's former estate hits the market

Hollywood legend Bette Davis's former oceanfront property in Cape Elizabeth is now available for US$15M. The sprawling 7,600-square-foot residence sits on nearly eight acres with 1,184 feet of ocean frontage and features five bedrooms and six bathrooms. Though built in 2002 after the original home was demolished, locals still refer to it as "the Bette Davis property," offering buyers a chance to own a piece of Hollywood history with panoramic Atlantic views.
