Good Morning from Elite Agent

Sydney’s median house price has risen above $1.6 million for the first time, according to the latest Domain House Price report. The report, which dropped this morning, showed that combined capital city house and unit prices had also hit another record, rising by up to 1 per cent in the March quarter. Capital city house prices have jumped 1 per cent to a median of $1.112 million, while capital city units rose 0.6 per cent to a median of $637,578. Domain Chief of Research and Economics, Dr Nicola Powell, says price growth has slowed down, but that could change if the RBA cuts the cash rate next month. More here.

James Nixon has joined The Rubinstein Group, as the agency branches out into projects for the first time. TRG Projects is a specialised division of the group, established to create quality residential and commercial spaces. James says he will focus on finding and selling development sites and then marketing and selling the boutique apartment developments themselves. TRG Founder Gavin Rubinstein said now was the ideal time to branch into projects, as a way to further meet the housing needs of the group’s valued Eastern Suburbs clients. More here.

The New Zealand Government, led by Prime Minister Christopher Luxon, has reinstated full interest deductibility for property investors, reversing changes made by Jacinda Ardern's administration. Under Ardern, the ability to claim interest on mortgages as a tax deduction was phased out for existing properties to discourage investment in residential properties and encourage new constructions.

However, the policy's impact on the housing market remains debatable, given interest rate fluctuations and COVID-19 impacted house prices at the same time. One of the main lessons Australia can take from Ardern’s decision and Luxon’s reversal is the need to balance the needs of investors and homebuyers alike. More here.

Despite never knowing a world without the internet, McKinsey's recent customer care survey found a whopping 71 per cent of Gen Z consumers still value phone conversations for customer service support - and they are 30-40 per cent more likely to call businesses than millennials and use the phone as often as baby boomers.

But here is the catch: Gen Z doesn’t necessarily prefer the phone over digital self service - they actually want the best of both worlds. Tomorrow’s customer requires you to bring your A-game: It's not just about having a fancy website or a slick chat bot – you need to make sure you're offering the total package of human interaction and cutting-edge digital tools.
