GOOD MORNING FROM ELITE AGENT πŸ‘‹

Ever wished you could create your own version of Elite Agent? Well, now you can.

TRUE OR FALSE?

The Guinness World Record for the largest underground house is held by a property containing 24 bathrooms.

(Scroll to the bottom for the answer!)

In today's edition of The Brief

  • He once marked Tottenham in front of 90,000 fans – now Robert Stambolziev is topping his patch at Ray White, and the skill transfers directly.
  • When the auction flopped on an untouched 1970s time capsule, Sandra Masters borrowed a vintage MG and styled with Tupperware – hello, $1.055 million.
  • Your AI notetaker's transcript isn't the useful bit – one leader's 90-day memory loop turns meetings into coaching evidence.

TODAY'S FEATURE

The ex-pro footballer now topping Ray White's national rankings

From Chelsea's pitch to Melbourne's top listings

Ninety thousand fans, a stadium in Europe, and a teenager from Melbourne's north lining up against Tottenham. That was Robert Stambolziev's old life. His new one involves letterbox drops, door knocks, and a number one ranking in his patch of Ray White's network, and he says the exact same skill got him both.

What you'll learn in the full article:

  • The release-day rule: how getting cut from a professional club became Robert's training ground for handling listing rejections.
  • The scoreboard mindset: why he tracks his week in calls and prospecting numbers the same way he once tracked goals.
  • The World Cup tell: the one prediction that proves even a top-ranked agent can misjudge a result.

Why Insurance Should Be Part of Your AML Compliance Strategy

A month into the AML/CTF changes, most agencies have the policies and checklists sorted.

The bit worth double-checking now is whether your insurance has kept pace – because even the best processes can't rule out a documentation slip, a client dispute, or a cybercriminal eyeing all that new identity data you're holding.

Professional Indemnity, Management Liability and Cyber Liability cover are all worth a fresh look against today's risks. Compare quotes from leading Australian insurers and sort cover online in minutes with BizCover.

How To Build a Better Memory System for Your Real Estate Team

That AI note-taker gets better with time

One recorded meeting gives you a transcript nobody reads twice. Ninety days of them gives you a memory you can question – who actually closed their actions, which commitments keep resurfacing, and enough pattern to coach from evidence instead of anyone's recollection. The before-during-after workflow is in here, prompts included, but the real payoff is the part that builds over time.

Global commercial property market tipped to hit $1 trillion

Global commercial property tipped to hit $1 trillion

Hospitality is the fastest-growing slice of commercial property globally, forecast at a 9.16 per cent annual growth rate as tourism keeps climbing past pre-2020 levels. The wider market is set to nearly double to around $1.08 trillion by 2035, with data centres and logistics doing the heavy lifting. Worth noting for anyone with clients weighing mixed-use conversions.

HOW IT SOLD

Endless Summer campaign finds the perfect buyer for a 1970s time capsule

A 1970s time capsule found its buyer in Canberra

When an auction failed to sell this untouched 1970s Rosedale home, Sandra Masters leaned into its era instead of fighting it – borrowing a vintage MG, sourcing a period surfboard and styling with original Tupperware. The Endless Summer-themed campaign found two competing Canberra buyers, pushing the sale to $1.055 million over 61 days.

RE/MAX gathers top property managers for Platinum Plus forum

RE/MAX gathers top property managers for Platinum Plus forum

Around 40 of RE/MAX Australia's top property management professionals gathered at Brisbane's Bougainvillea House this week for the network's third annual Platinum Plus Forum. Operations Director Josh Davoren opened the invitation-only event, calling property managers "the unsung heroes of our industry" and pointing to their role driving many RE/MAX businesses nationally.

The line-up brought together PM Collective founder Ashleigh Goodchild on service with empathy, Sadhana Smiles on building resilience, and former Sportsgirl chief executive Colleen Callander on leading with values and spotting burnout. Beyond the sessions, the day was built around connecting property managers from across the network.

Ray White duo open second office in Hallett Cove

Coastal buyers in Adelaide's south now have a dedicated office to call on. Pete Fallon and Cain Dover, who've spent three years building Ray White Woodcroft since joining the network in April 2023, are opening Ray White Hallett Cove, with Cain stepping up to run the new office and lead its team.

The expansion links two markets the pair know well – Woodcroft's tree change buyers and Hallett Cove's sea change crowd – and gives local agents a new base to grow from as the southern suburbs continue to build momentum.

Cunninghams comes home to Dee Why

Cunninghams comes home to Dee Why

Dee Why has been part of the Cunninghams story for more than 35 years, but until now the Northern Beaches agency had never had a permanent base there. Managing director John Cunningham has changed that, opening a purpose-built office in the centre of the suburb, designed with Alinea to sit alongside the group's Balgowlah and Avalon Beach locations.

TRUE OR FALSE:

The Guinness World Record for the largest underground house is held by a property containing 24 bathrooms.

And the answer is …

Answer

It's True. And the mystery owner? None other than Microsoft co-founder Bill Gates. His famous Washington mega-mansion, nicknamed "Xanadu 2.0," was ingeniously built into the hillside to naturally regulate temperatureβ€”and it officially holds the Guinness World Record for the largest subterranean residential dwelling.

Hidden beneath the surface, the sprawling earth-sheltered compound boasts just seven bedrooms but an absurd 24 bathrooms, alongside six kitchens, a 60-foot pool, a 2,500-square-foot gym, and a trampoline room with a 20-foot ceiling. (We can see the listing copy headline now: Never queue for the loo...)
