Why the flywheel approach could transform your real estate business
In real estate, sustainable growth isn't about random tactics or reactive decisionsâit's about creating a business system that generates its own momentum.
"We have a team that generates leads, those leads create listings, which we then sell, and then those sales generate income. And what should we do with that income? We should reinvest it back into the business," he explains.
This creates a powerful cycle where reinvestment fuels recruitment, which generates more leads, listings, sales, and ultimately more income to reinvest. By controlling these four pillarsârecruitment, lead generation, stock management, and productivityâ Tim argues agents can control their destiny in any market.
The database dilemma
The biggest opportunity for established agents isn't perfecting listing presentations or finding new marketing innovationsâit's actually making use of the data they already have. According to Tim, "About 80% of the leakage inside our businesses happens because there was a client already in our database and we just didn't call them."
Many experienced agents proudly talk about having thousands of contacts while simultaneously failing to nurture those relationships. Meanwhile, they send newer team members to cold call or door knock rather than delegating the warm prospects they're too busy to contact themselves. The solution isn't complicated: focus on nurturing existing relationships rather than constantly chasing new ones.
Relationships over transactions
The most successful businesses understand that real estate isn't about isolated transactionsâit's about maximising the value of every client relationship over time.
"This is how you connect buyers and sellers, and sellers and tenants, and tenants and landlords," Tim explains. A client's journey often begins as a tenant or buyer, and how they're treated in those initial interactions can determine whether they'll return to your agency years later when selling or investing.
A successful real estate business isn't built on chasing the market's ups and downs but on creating systems that generate consistent momentum. As Tim advises, it's about "measuring yourself against your potential, not against your outcome", and focusing on the controllable elements of your business. By implementing a flywheel approach, maximising every client relationship, and properly nurturing your existing database, you'll be well-positioned for success regardless of what the market brings in the coming months.

But not everyoneâs on board with that call: About 18% think the RBA should be cutting rates now, especially with inflation easing and the job market showing signs of strain. Looking a bit further down the track, most of the expert crowd seems to think weâll see two or three cuts before the year wraps up.
