“They said it”

“When faced with a lovesick buyer, it's up to us to pressure test them to understand why they are ‘in love’ and break down their ‘loving’ feeling to determine precisely what they are in love with.”

That’s buyers’ agent Sue Ostler on how to encourage your clients to buy a property using their head, not their heart. More below…

Good Morning from Elite Agent

When it comes to AI, you have two choices - react to the technology or change your methodology.

For example, you could ask ChatGPT to write you a listing description for 25 Smith St, and it may do an ok job. Or, you could leverage it to pinpoint buyer personas for your potential vendor’s home ahead of your listing presentation to show them your digital marketing prowess.

You’ll learn how to do this and more when you secure your spot for AI-Powered Agents - LIVE, which kicks off in exactly one week today.

Today, we’re covering:

  • How to ditch the cliches in listing copy

  • Escaping the property love trap

  • Homely partners with HouGarden

  • Melbourne’s mixed market

  • And much more!

Let's get to work 🚀

Ditch the cliches

Our Editor Kylie’s bestie is selling her home - and when Kylie (a very experienced listing copywriter) saw the listing description describing the property as ‘one-of-a-kind’, she knew there was a teensy problem. With two other similar homes on the market in her street, all three properties could hardly be described that way…

Using well-worn cliches is a trap many of us fall into. Here, Kylie dissects 10 of the most common copywriting cliches and what they really mean to buyers - and suggests some better alternatives. More here.

Today’s Feature

Heart over head: The property love trap

With Valentine’s coming up, we thought we would make like Phil Dunphy and talk about our one true love: Residential real estate.

And we know that falling for a home’s charm can blindside even the most rational buyer. Sue Ostler says if you are a buyers’ agent it’s critical to take the emotion out of a property search and look at a home from a nuts and bolts perspective. She reveals how you can encourage your buyers to use their heads, not their hearts, here.

You can be anything

The first Barbie doll went on sale on this day back in 1959. Created by Ruth Handler and her husband Elliot after noticing their daughter giving her child dolls adult roles, some 300,000 Barbies were sold in the first year alone. Following the release of the hit movie Barbie in 2023, Mattel said sales of the doll soared nine per cent, year-on-year, between July and September to US$1.9B. And, you can catch Margot Robbie, who played Barbie in the movie, giving a tour of the Barbie Dreamhouse here.
