TODAY'S FEATURE

Why 'a plan, not a promise' is replacing overquoting in a shifting market

A plan, not a promise wins listings now

Overpriced listings don't just sit, they actively cost you the sale. Matthew Makin, managing director of Woodards Sunbury & Macedon Ranges, says the agents chasing a board on the lawn with inflated figures are the ones facing price reductions, blown timelines and vendors who eventually walk. With sales volumes tipped to drop 10 to 20 per cent this financial year in his markets, he's betting on process over promises to get through it.

What you'll learn in the full article:

  • The changeover conversation: why Matthew tells sellers to focus on what they're buying into, not just what they're selling for.
  • The hot zone rule: the golden rule linking days on market to what buyers expect to pay, and why it changes everything after week one.
  • The swap signal: the tell-tale sign vendors are about to fire their agent, and why a slick pitch won't save you this time.

Homesnoop wins 2026 Top of the Props pitch showdown

Six PropTech founders had four minutes each to make their case at REACH Australia and New Zealand's Top of the Props, and it was Homesnoop that walked away with the $10,000 prize.

Founder Tim Cassell built the platform after his own house-hunting experience left him buried in flood maps, planning overlays and council websites with only hours to make an offer.

Homesnoop now pulls together more than 1000 datasets across 100 sources to give buyers, and increasingly their agents, one consolidated report from sources including local councils, state governments, utilities, police organisations and the Australian Bureau of Statistics.

Crayons CRM took out the People's Choice award.

The 20km ring lockdown: What Australiaโ€™s new zoning map means for your listing strategy

New atlas maps zoning limits across capital cities

Hobart tops the list at 97% of inner-city land locked to detached houses or low-rise buildings, according to the new Australian Zoning Atlas from YIMBY Melbourne. Melbourne is the outlier at just 45%, thanks to its Missing Middle reforms. Worth knowing if vendors are asking why townhouse stock is so scarce in your patch.

Savills lifts Singapore investment sales forecast by 50 per cent

Singapore property sales forecast jumps 50 per cent

Savills just tore up its own numbers โ€“ Singapore's 2026 investment sales forecast has been lifted to as much as S$60 billion, roughly A$69 billion, after a quarter that ran nearly three times last year's pace. Commercial deals led the charge, but residential had its moment too, with an S$880 million collective sale the biggest in almost four years.

Alan Cheong says the momentum built since late 2025 should carry through the rest of the year.

TRUE OR FALSE:

New York City's famous Hess Triangle โ€“ the smallest piece of private property in Manhattan โ€“ was created when a landowner refused to sell his final plot during the widening of Broadway in 1914.

And the answer is โ€ฆ

Answer

False. The Hess Triangle was indeed created when David Hess refused to dedicate his tiny remaining parcel to the city โ€“ but it resulted from the widening of Seventh Avenue, not Broadway. In 1914, the city condemned most of the Hess Estate to extend Seventh Avenue through Greenwich Village, and this 500-square-inch triangular remnant was all that survived. Hess had mosaic tiles laid into the pavement reading 'Property of the Hess Estate which has never been dedicated for public purposes' โ€“ possibly the pettiest flex in real estate history.
