INSIGHT
What 25 years taught this agency founder
Technology has transformed how agents market, search, and operate.
But according to Explore Property founder Andrew Acton, the fundamentals of what makes a great agent have barely shifted.
After nearly 25 years in the industry, he's identified what actually separates those who thrive from those who burn out.
In an industry obsessed with systems and scripts, likeability remains one of the most underrated assets. The full article explains why this matters more now than ever.
What you'll learn in the full article:
The decision-making philosophy: How small, consistent choices determine whether you endure or burn out
The mountains and valleys framework: A mindset shift that removes surprise from setbacks
The human connection advantage: Why AI is making personal relationships more valuable, not less
The likeability factor: The one trait technology can't replicate
After 25 years, Andrew’s belief is that the tools will always change, but the agents who succeed will still be those who connect, communicate, and build trust.

MARKET
Perth and Brisbane tipped to slowdown in 2027
Rate hikes haven't cooled Perth or Brisbane – even as Sydney dips 0.6% since January. ANZ forecasts show Perth dwelling prices jumping 12.3% this year ($51,569 onto the median) while Brisbane's set for 9.7% growth. Both boom markets are expected to slow sharply by 2027, dropping to around 1.5%.
TECH
Know the buyer before you meet the vendor
Every agent brings a marketing schedule to a listing appointment – and most of them look identical. Samantha McLean's latest AI Edit offers a different approach: use AI to build buyer personas before you walk in, so you can show the vendor you already know who's likely to buy. It's precision over volume.
HOW IT SOLD
Ten offers in nine days drive standout result
A Camillo home generated intense competition with 10 offers in just nine days, selling for $705,000 – well above the suburb’s $580,000 median. Carol Tuckett of Sherlock Homes Group credited the result to an ‘all offers presented’ strategy, sharp pricing and a renovation-ready presentation model that removed upfront cost barriers for the vendor.

Controversial billionaire’s $57.5M Perth mansion tipped to smash records
MinRes founder Chris Ellison paid $57.5 million for this Mosman Park riverfront estate in 2009 – a national record at the time, still Perth's highest-ever price. Now he and wife Tia are downsizing, and the three-building compound is expected to beat that record again. Yes, there's an indoor koi pond under a glass-dome ceiling.

TRUE OR FALSE:
You can be forced to tear down a fence if it was built purely to annoy your neighbour.
And the answer is …
True. In parts of United States and Canada, so-called “spite fences” can be challenged in court if they’re built with no real purpose other than to block a neighbour’s view or cause annoyance. These structures are typically defined as being excessively tall and driven by malicious intent. If proven, courts can order the fence to be removed, showing how even property boundaries have limits when it comes to neighbourly conduct.
Wishing you a productive day!
