Can you tell when a listing is “in the bag?”
"There's no fast track to success in real estate," say industry experts. But what if you could spot whether you'll win a listing within the first 15 minutes?
Steve Shull, who has spent 32 years coaching real estate professionals, suggests most sellers have picked their agent before making the first phone call.
"You're either their pick, or you're there to make them feel better about choosing someone else," he says on an upcoming episode of The Elevate Podcast
This idea comes from his work with former FBI hostage negotiator Chris Voss.
Here are three ways to know where you stand:
Watch Their Response to Structure
If you suggest a quick Zoom chat before meeting in person, notice their reaction. People who want to work with you will happily spend 15 minutes on a discovery call. Those who push back might want free advice.
Listen to Their 'Why'
"I ask sellers why they called me specifically," Shull explains. "If they mention a friend's recommendation or talk about my recent sales, that's good news. If they say they saw my sign in the street, I might not be their first choice."
Check Their Openness
When you raise the topic of other agents, pay attention to how comfortable they seem. The more open they are about their process, the more likely you're their preferred agent.
