Move beyond the basic prompts to find your unique market voice
GOOD MORNING FROM ELITE AGENT 👋
Queensland real estate legend Judi O’Dea (1955–2026) will be fondly remembered for her energy, style, and passion for property. Starting her real estate career at 48 after a successful fashion career, Judi became a top performer at Ray White Paddington, selling around 70 homes a year and inspiring everyone around her.
Known for her motto “You need ironclad persistence and a great frock” and her belief that “It’s never too late to be great,” she brought charm, warmth, and mentorship to colleagues and clients alike. Friends, family, and colleagues are invited to celebrate her life on Friday, 13 March at Powerhouse, Turbine Stage, 119 Lamington St, New Farm QLD, starting at 1:30 PM. Dress code: of course, it’s ‘Fabulously Frocked’. Judi’s legacy of kindness, humour, and determination will continue to inspire the real estate community for years to come.

The AI workflow that cuts hours
Two agents. Same suburb. Same talent. Same listings. One spends three hours on copy, emails, and captions. The other does it in 40 minutes – and the output is sharper, warmer, and more alive.
The difference isn't experience or natural ability. It's how they've learned to work with AI.
The co-pilot mindset
The agents seeing real results aren't treating AI as a replacement. They're treating it as a thinking partner – one that accelerates ideas while they bring market knowledge and human judgment. But here's what most agents miss about this partnership...
The prompting formula that changes everything
There's a specific structure that transforms generic outputs into genuinely good copy. It involves five elements arranged in a precise order. The article reveals exactly how to construct prompts that sound like you on your best day – not like a robot wrote them.
Ready-to-use prompts for real tasks
From rewriting follow-up emails to role-playing a cautious vendor before your next listing presentation, the full guide includes 17 prompts you can copy and use today. One prompt alone could transform how you prepare for appraisals.
What you'll learn in the full article:
The 5-part prompting structure: The exact formula (Role + Context + Goal + Tone + Audience) that turns vague outputs into on-brand copy
17 copy-paste prompts: Ready-to-use templates for emails, market summaries, social captions, and vendor conversations
Meta-prompting: How to ask AI to teach you to use it better – a skill that compounds over time
The personal prompt library: How to build a system that makes your AI outputs more consistent every week
These aren't theoretical tips. They're the exact workflows that separate agents who struggle with AI from those who've made it their most powerful thinking tool.

“We are excited to welcome this year’s cohort into the REACH Australia and New Zealand program. Each of these companies brings a clear vision, strong execution capability, and technology designed to solve real industry challenges.”
Dave Garland, Managing Partner, Second Century Ventures, added that with active investments in more than 50 companies, “REACH Australia and New Zealand has demonstrated the power of connecting high-potential technology companies with real estate leaders and global markets.”
The cohort will formally begin the program at the REACH Genesis Conference on March 21st, connecting with mentors, investors, and global REACH alumni.

MARKET
Victoria land primed for 2026 comeback
Victorian greenfield land bounced back in a big way with sales jumping around 40% to over 9,000 lots after two years sitting at 15-year lows, an encouraging sign that the state’s new-housing market is shaking off the slump. Across the country, tight supply kept prices climbing, with South East Queensland holding steady and Adelaide land values lifting about 27% over the year. With buyers eager and listings still scarce, the stage is set for strong growth along the key corridors well into 2026.
HOT SPOTS
Family suburbs agents can’t ignore
Nearly 40% of REA's Hot 100 growth suburbs were picked for family appeal – useful intel if your patch includes schools and parks. Queensland dominated the list with nine suburbs, led by Yeronga's 29% price jump. The advice for agents: lead with lifestyle in your marketing, not just property features.
HOW IT SOLD
14 contracts in seven days at Holmview
Setting a clear line at $789,000, Jason Leary's interest-above strategy generated 14 contract requests and five written offers on a Holmview four-bedroom in just seven days. The property sold for $820,000 – an 8.5 per cent premium above the suburb's median – to a family buyer.

CELEBRITY HOMES
David Lynch's Hollywood compound sells for $17M
The estate where David Lynch created Twin Peaks and Mulholland Drive has sold for US$13 million (about $17 million AUD) – US$2 million below asking. Lynch spent nearly 40 years assembling the 2.5-acre Hollywood Hills sanctuary into seven buildings, including a pink 1960s house designed by Frank Lloyd Wright's son. And yes, those personal workshops look exactly how you'd imagine.
