GOOD MORNING FROM ELITE AGENT πŸ‘‹

Good morning, and welcome to The Brief for Friday 16 October 2026.

TRUE OR FALSE?

In England, when a property's owner goes broke and leaves it behind with no one owning it, the land can go back to the King – and the people who manage the King's land then look after it.

(Scroll to the bottom for the answer!)

In today's edition of The Brief

  • Price cuts not bringing offers? Charles Tarbey's 50-year answer: go chase more listings, not fewer.

TODAY'S FEATURE

Why the agents who double down now will win the recovery

The case for doubling your listings now

When agents who rarely ask for advice start calling, Century 21's Charles Tarbey knows the market is tougher than usual. After 50 years of difficult markets, his answer sounds backwards when price reductions aren't even bringing offers. Chase more stock, not less. He explains where the hesitant buyers have gone, what brings them back, and why the agents who prepare now will benefit most when sentiment turns.

What you'll learn in the full article:

  • The "still there" rule: The one trait Charles says every successful person he's met over five decades has shared, and why so many people walk away just before their efforts pay off.
  • The sideline buyer shift: Buyers come back one by one before it turns into an avalanche of activity, and Charles names the emotion that drives the change.
  • The vendors you already have: Charles's three jobs for those conversations while you build stock – help them understand the market, manage their expectations and get them ready for when buyers return.

DEPT OF ECONOMICS

Home sales fall 20.9% as spring market stalls nationally

Spring sales slide 20.9% as buyers hold back

If your spring campaigns have felt longer, you're not imagining it – the national median selling time is now 41 days, well up on a year ago. Fewer owners are listing, yet stock on the market is up almost a fifth, and Cotality's Tim Lawless says buyers are finding it harder to commit while values fall. Up next: the RBA's November rate call.

DEPT OF TAX

Victoria moves to ease foreign investor property taxes as housing targets remain out of reach

Victoria offers developers tax relief, promises surcharge review

Victoria is building about 55,000 homes a year, well short of its target, so the Carroll Government is easing the tax load on developers. Affordable projects in its Development Facilitation Program will skip the Absentee Owner Surcharge during construction, with a foreign investor tax review promised if Labor wins on 28 November.

DEPT OF COMMERCIAL

Commercial property sales jump 21 per cent, but rate hikes threaten recovery

Commercial sales rebound as rates climb again

Investor clients rethinking their portfolios after May's budget may look at commercial, which keeps existing negative gearing (claiming rental losses on tax). Sales there jumped 21% in the first half of the year, led by industrial. Anne Flaherty says it's unclear whether investors will switch, and another rate rise is expected later this year or early 2027.

HOW IT SOLD

Emma Orchard turns tenant challenge into strategic advantage in Hamilton Hill

Six offers after solving the tenants' problem first

A lease running until April 2027 would typically delay a Hamilton Hill listing. Emma Orchard helped the six-year tenants find another rental and offered compensation to move early. The first weekend drew six competing offers, with a cash buyer standing out – 30-day settlement, no building or pest inspection.

TRUE OR FALSE:

In England, when a property's owner goes broke and leaves it behind with no one owning it, the land can go back to the King – and the people who manage the King's land then look after it.

And the answer is …

Answer

Actually, it's false – they won't touch it. The Crown Estate, which manages the King's land, won't do anything that looks like looking after these properties, because that could make it responsible for any debts or problems that come with them. Plenty are road verges or old coal mines worth little or nothing, but good or bad, The Crown Estate keeps its hands off. It knows of around 7,000 properties treated under the process called 'escheat'.

You can buy one of these properties – but only the whole thing. Selling you half would count as The Crown Estate still looking after the other half.
