Navigating generational differences is an essential skill for real estate professionals, as each age group brings unique preferences, challenges, and expectations to the table.

From the tech-savvy younger buyers who crave instant digital communication to older clients who value trust and detailed discussions, understanding these nuances is key to success.

Buxton’s Bentleigh Director and Auctioneer, Simon Pintado, who has spent almost 20 years mastering these dynamics, says his experience working with diverse demographics has shaped his sales strategies.

Tailoring communication across generations

First up, Simon highlights how real estate is about matching a client’s energy and communication style. “Younger buyers want everything at their fingertips - fast response times, digital contracts, and seamless communication,” he says. In contrast, older clients prefer a more personal touch.

“Trust is paramount. They’re not just selling a home; they’re securing their future,” Simon explains, adding that this often requires careful, line-by-line discussions to ensure comfort and clarity.

The value of long-term relationships

For older clients, relationships are built on years of interaction, not social media profiles. “Their trust is built over years, not through online ratings,” Simon says. “I’ve always told my clients that I want to be their agent for life,” emphasising the importance of seeing the bigger picture beyond individual transactions.

How ex-pats buy real estate

Ex-pats approach real estate with a mix of digital convenience and traditional methods, often blending traits from different demographics. Simon says that ex-pats heavily rely on online tools and video tours to gather information, especially when purchasing from abroad. "We’ve sold properties purely through video tours, just like during COVID," he says. Others hire buyer’s advocates to handle transactions without even visiting the property.

For some, flying in to view homes in person is still the preferred method, combining the speed of digital processes with the reassurance of seeing the property firsthand. "Ex-pats are time-poor, but they value thorough research and efficient communication, making them a unique demographic to navigate."
