Josh explains why auctions are his preferred sales method: "My vendor clients tell me they are attracted to the shortened selling time frame, their ability to pick their auction date, and creating urgency around the property."

His impressive auction clearance rate reflects his mastery of this approach and, more importantly, Josh believes that auctions benefit buyers best. ”Buyers like on-site auctions where they can ‘eye-ball’ their competition, which gives them confidence in bidding."

The Power of delegation

Managing hundreds of transactions annually requires a skilled team and Josh focuses on listing, selling, prospecting, and vendor management, while delegating other responsibilities. "My lane is, I list. I sell, I prospect, and I vendor manage. That’s my role," he says. This structure allows him to maintain his pace while ensuring his clients have a compliance-focused team member handling backend concerns.

Marketing mastery

Josh invests heavily in community-focused marketing, from sponsoring local sports teams to maintaining a dominant presence on social media. "The more sales we make, the more I invest back into marketing," he says. His auction videos and weekly updates often generate tens of thousands of views. “Marketing is an investment. You need to be on the shopping list when vendors are looking for an agent.”

Digital marketing seals the deal

A $4 million sale of a Lakewood, NSW, caravan park highlighted the power of digital marketing for Stone Port Macquarie directors Nathan Owen and David Geary. A fresh campaign, boosted by Stone Digital and social media, attracted a buyer from Western Australia who travelled across the country to secure the property.

“Whether it's a beachfront property, a small unit or a caravan park, like this property, every property we list has a top marketing campaign,” said David.

Nathan agrees that digital and social media marketing is a no-brainer today. “You have to meet people, including buyers, where they are.”

Coastal property prices riding a massive wave
If you're dreaming of Australian coastal living, you might need a bigger budget. Premium coastal suburbs are seeing strong price growth, with some locations recording increases of up to 572%. Leading the surge is Queensland's Bilinga on the Gold Coast, while metropolitan coastal areas are now typically commanding values above $2 million.

Super could be used for house deposits
First-home buyers might soon be able to dip into their superannuation to get on the property ladder.
