Transform your career by asking the questions no one else will
Success in real estate doesnât just come from better scripts, sharper suits, or more listings.
According to Luke Evans, General Manager of Sales NSW/ACT for The Agency, it comes from asking the kind of tough, often uncomfortable questions that force real growth. He offers nine brutally honest prompts that go beyond surface-level productivity hacks to create a careerâand a lifeâthat truly works for you. Whether itâs your daily habits, your mindset, or how you spend your time, each question is a litmus test for where youâre heading, and what needs to shift.
Real estate is all over by lunchtime
If your morning routine isnât setting you up for peak output, youâre already behind. âIf you change your mornings to have a 10/10 output, your sales business is going to change,â says Luke. He recalls a mentorâs advice: âReal estate is all over by lunchtime,â and adds, âEvery day this is proven to me time and time again.â
Alongside routine, he highlights the importance of sleep. âThe days of going to bed at midnight, waking up at 7am, being in the office by 8.30am are long gone.â For long-term stamina, your evenings matter just as much as your mornings.

Lukeâs not just talking self-discipline - heâs also big on delegation. If youâre spending more than 20 per cent of your week on admin and non-dollar productive tasks, âlook at getting some help.â Even without a full-time PA, creative workarounds make a difference: âWhen I couldnât afford a PA, I brought the receptionist lunch once a week and got a bit of extra help.â Whether itâs outsourcing or simply organising your calendar, he says you need to ârun your own diary and take ownership of your time.â
If not me, who? If not now, when?
Confidence and clarity are recurring themes in Lukeâs checklist. Many agents, he says, are afraid to ask for business outright: âOnce you complete your listing presentation, ask for the business. This is simple, but often itâs the hardest thing agents struggle with.â
He also urges agents to seek real, unfiltered feedback: âFrom time to time, you need someone to be blunt, assertive, and direct about what youâre doing.â And finally, he challenges us to confront self-doubt. âKnowing you deserve something is crucial in this industry. You can earn any kind of income you want to earn.â

With all four key measures of housing affordability sitting at or near record levels of pain, itâs no wonder the cost of housing is front and centre in election conversations.

Retirement reforms could unlock 60,000 homes
A new report from the Retirement Living Council suggests that tweaking some outdated rules could have a big impact. If the Age Pension asset test and rent assistance policies were updated, more older Australians might be willing to move into homes that better suit their current needs. That shift alone could free up almost 60,000 properties â most of them three or four-bedroom homes valued at around $825,000. Perfect for younger families who are currently stuck in housing limbo, trying to make do in homes that are either too small or just not right.
