Good Morning from Elite Agent
The property industry has largely welcomed the Federal Government’s $11.3B funding package for housing but say there’s still more that needs to be done to solve the housing crisis. Raine & Horne Executive Chairman, Angus Raine, has called on the Albanese Government to reassess annual caps on non-concessional superannuation contributions and balance transfer caps. There’s also calls for rent assistance to be pegged to market rentals rather than CPI, while the Retirement Living Council wants to see improved conditions to unlock more age-friendly housing supply. Designed by Madeleine Blanchfield Architects, the residence at 44 Bower St features five bedrooms, four bathrooms, and offers panoramic views from Shelly Beach to The Central Coast. The sale, facilitated by agents Michael Clarke and Cherie Humel, of Clarke & Humel, was completed just two weeks after listing and exceeds the previous price record by about $10M. More here.

Autumn leaves
If you’re looking for a mini break to recharge, there are plenty of spots right now where the Autumn leaves are offering a vibrant display of red, burnt orange and yellow hues. The Guardian has highlighted five locations, from Queensland to Gippsland, where you can put your feet up and bask in the Autumn colours before winter sets in. Wentworth Falls, in the Blue Mountains, is on the list, as are Macedon (Vic), Toowoomba (Qld), Walhalla (Vic) and, if you want to get hyper local, Grant Crescent, in the ACT, has been dubbed Canberra’s prettiest street. Speaking of being hyper local, top coach Claudio Encina says hyperlocal market knowledge is something every agent needs to develop. More on that here.
