Climate risks are re-defining real estate

Climate risks are reshaping the real estate industry, with US platforms like Zillow introducing climate risk scores to highlight hazards like floods and wildfires, while Australian research underscores the financial toll of natural disasters.
As extreme weather events grow more frequent, these tools and findings emphasise the need for agents, buyers, and policymakers to prioritise environmental risks in property decisions.
Zillow introduces climate risk scores
In the US, Zillow now offers climate risk scores on its listings, with homes are rated on a scale from 1 to 10 across five risk categories. “Climate risks influence where most prospective buyers shop for a home,” said Manny Garcia, Zillow’s senior population scientist, adding that younger buyers are increasingly prioritising safety from natural disasters. Despite concerns, high-risk properties like waterfront homes still attract demand due to their unique appeal.
Flood risks impact Australian property values
Locally, UTS research reveals that properties in flood-prone areas sell at discounts but come with steep insurance costs. For example, homes in high-risk zones like Richmond, NSW, sell at a 10.8% discount yet face annual premiums up to $4,606. “More than one in 10 Australian homes are in flood zones, and flooding is the most common and costly natural disaster in the country,” said Associate Professor Song Shi.

Domain’s Perils Report also sheds light on Australia’s growing vulnerabilities: nearly 5.6 million homes are at risk of bushfires (valued at $4.66 trillion), 953,000 face flood risks ($768.5 billion), and 160,000 coastal homes ($26.41 billion) are threatened by erosion.
