Chris Hanley OAM asked 400 property managers at PM/ONE to raise a hand if they were worried about AI taking their job. Few did, and he told them they were right: patience, listening and staying calm with an owner who's doing it tough are the things a machine can't reproduce, and they'll be worth more, not less. His homework for the room: ask for help more often, be direct with owners whose rent expectations are too high, and swap "I" for "we" on the phone from Tuesday morning – he reckons he can read an office's culture in 10 minutes by which word he hears. The secret sauce? Care.

One master-planned community, 10,000 homes, roughly $11.2 billion – that's Azizi Florence, Azizi Developments' first move into Sharjah after building its name in Dubai.

Three-bedroom townhouses start around $713,000, with the whole project built around six residential clusters and a 1.7 million sq ft central park.

Founder Mirwais Azizi calls it a return to "my first home in the UAE."

Yes, true – and they didn't just own it. The Clunies-Ross family ran the Cocos (Keeling) Islands as their own fiefdom from 1827, right down to minting their own currency. Canberra eventually bought the lot for $6.25 million, though the family home on Home Island held out until 1993. And you thought a six-week settlement was dragging.
