And while some studies reveal Gen Z doesn’t like answering the phone too much, it seems they may make an exception if they’re buying or selling their home. According to our snap poll, which runs in Movers+Shakers every Sunday (subscribe here), 54 per cent of you still think the best way to communicate with buyers and sellers is speaking over the phone. Some 18 per cent of Elite Agent readers say messenger apps are the best way to communicate, while 10 per cent say mail is the most effective. Closely behind is SMS and ‘a big of everything’ at 9 per cent each.

Buyers stall despite rate cut

It looks like Canada’s property market is pretty much the opposite of the Aussie market right now. While our property prices continue to climb, and with more growth expected this financial year, home sales in the Greater Toronto Area fell 16.4 per cent in June compared to last year, according to the Toronto Regional Real Estate Board. The fall comes despite a 25-basis-point interest rate cut, yet here in Australia, we’re yet to see a cut and there’s actually talk of a rise given the latest inflation numbers. Canada’s market dip has lead to a 1.6 per cent drop in the average selling price to $1,162,167, yet here in Oz our median house price is up 7.6 per cent to $1.026 million. Is orange the new investment?

Hit Netflix series, Orange is the New Black, premiered on this day back in 2013. Starring Taylor Schilling, the series centres on Piper Chapman, a 33-year-old woman living in New York, who is sentenced to 15 months in a minimum security women’s federal prison. The series is based on Piper Kerman’s memoir and went on to win four Emmys. And all of this talk about prisons has us wondering whether they’d make a good asset class? Maybe not as a prison but as tourism, hospitality or retail assets, as was pitched when the historic Berrima Gaol hit the market a couple of years back.
