Good Morning from Elite Agent

The Federal Government announced some big housing news over the weekend, unveiling an $11.3B commitment to accelerate housing construction and address homelessness across Australia. Full details will be revealed in tomorrow’s Budget but we do know the funding includes a new $9.3 billion, five-year National Agreement for states and territories to combat homelessness, provide crisis support and build and repair social housing. Let retirees ‘right-size’ to boost supply

Speaking of the Budget, the LJ Hooker Group has dropped its wish list, calling on the Australian Government to make it easier for older Aussies to ‘right size’. Head of Research Mathew Tiller has come up with a series of proposals to help tackle the housing crisis, including encouraging retirees to downsize, a Defence Housing Australia (DHA)-style housing scheme and incentives for homeowners to build granny flats on their properties. Singapore’s luxury market takes a hit

Luxury home sales in Singapore have plummeted 50 per cent in the first quarter of 2024, with only 66 transactions recorded, compared to 128 in the same period last year. The sharp decline is linked to the government's cooling measures introduced in April 2023, which saw the additional buyer’s stamp duty for foreign purchasers soar from 30 per cent to 60 per cent. Singaporeans now represent the majority of luxury home transactions, as increased local demand influences market dynamics and pricing strategies. More here.
