Real estate and housing experts across the country have had their say on Tuesday’s Federal Budget, with some giving the thumbs up to Treasurer Jim Chalmers’ cash splash, while others lament it doesn’t go far enough to solve the housing crisis. Domain’s Dr Nicola Powell says it’s great that the Budget focuses on housing supply but stresses the Federal Government needs to think more long-term, while CoreLogic’s Eliza Owen pointed out three critical ‘misses’ in the Budget including the opportunity to better target commonwealth rent assistance, to provide a bigger boost to construction capacity and to shape housing demand. The childhood home of Australia’s greatest ever sportsperson, Sir Donald Bradman is on the market after a meticulous restoration. The period home at 52 Shepherd St, Bowral, where ‘The Don’ is said to have refined his cricketing ability, by throwing a golf ball at the base of a water tank stand and hitting the golf ball with a small cricket stump, was the batsman’s home between the ages of three and 15. That tank stand is still at the property, which took vendors, Andrew Leeming and his wife, Erica, three years to renovate. More here.

New housing policies stir controversy
Speaking of budgets, New York state lawmakers have passed a sweeping budget bill introducing a property tax break, new tenant protections, office-to-residential conversions, and revised renovation rules for rent-stabilised apartments. The legislation, negotiated by Governor Kathy Hochul and Mayor Eric Adams, aims to boost housing production and enhance tenants' rights, but has faced criticism from both real estate and tenant groups for being imbalanced. Key elements include the replacement of the 421a tax break with 485x, office conversion incentives, a pilot program for basement apartments, and revised rules for rent increases on renovated rent-stabilised units.
