National property prices have hit a new record, rising .34 per cent in March to sit at a median $768,000. According to the PropTrackHome Price Index, property prices have risen 1.57 per cent in 2024, and are 6.79 per cent above March 2023 levels. PropTrack Senior Economist Eleanor Creagh says the price rise came despite a surge in listings, with the RBA keeping rents on hold resulting in greater positive sentiment among buyers and sellers. Those same two factors are also driving higher rents and lower vacancy rates. According to HTW experts, cashed-up investors, who don’t have to borrow funds, are poised to reap the most rewards, particularly if they look to buy in affordable areas such as Melbourne’s Western Suburbs or the Geelong region.
