In property management, going viral on social media might boost follower numbers, but it rarely attracts the right kind of audience, which is landlords looking for a trustworthy expert.

ContentCollab founder Ellen Bathgate argues that instead of chasing trends, property managers, BDMs and rent roll owners should focus on building real relationships through value-driven, consistent, and engaging content. This approach not only builds credibility but also creates a loyal following more likely to convert into clients.

Reach vs relationships
High reach feels rewarding, but it doesn't always attract the right audience. Fun or trending videos may gain attention, yet they don’t position you as a credible expert. In property management, trust matters more than entertainment; landlords want someone reliable, not just someone who’s popular online for a day.

Followers don’t always equal leads
Viral followers may enjoy a single video but have no need for your services and may never return. In contrast, followers gained through helpful, relevant content are more likely to stay, trust you, and consider working with you when they need a property manager. Building that kind of audience takes intention, not just attention.

Focus on engagement
Instead of chasing trends, aim to connect with your ideal clients. Share content that educates, shows your personality, and encourages interaction. Be consistent and responsive; answer questions, reply to comments, and stay active. That kind of engagement builds a reputation that lasts longer than any viral moment.

Kanye's gutted mansion returns to market
A beachfront Malibu property once owned by Kanye West is listed for US$39 million while still undergoing extensive renovations. The rapper purchased the Tadao Ando-designed architectural masterpiece for US$57.3 million in 2021, then completely gutted it, removing windows, bathrooms, and electricity. The 4,000-square-foot concrete structure is being restored to its original specifications with modern upgrades and is expected to be completed by early 2026. More here.
