Buyer engagement found in 9 in 10 homes that sell: REA PropTrack data

realestate.com.au has released new PropTrack data showing buyer engagement is present in 9 in 10 listed homes that go on to sell. The AI-powered Buyer Impact Model, independently validated by Deloitte, analysed more than 1.3 million Australian property sales between August 2023 and November 2025, alongside billions of consumer interactions across realestate.com.au and property.com.au.

The model identifies 25 behavioural signals across listings and shows eventual buyers spend almost seven cumulative hours engaging with a property online and view 28 times more images than non-buyers. REA says the analysis draws on its scale of 12.7 million monthly visitors and more than 5 million tracked properties, using AI to map engagement patterns to properties that ultimately sell.

Ownership rate holds but the path has stretched

At 62.7%, Australia's combined homeownership rate has barely moved in a decade – just below the OECD average of 70.1%. New Ray White analysis finds what's changed is the how: Australians buy later, borrow more, and carry debt further into middle age. "The quarter-acre block has shrunk to an apartment, and the finish line keeps moving," says economist Atom Go Tian.

AI can now build a CMA while you grab a coffee

Samantha McLean gave ChatGPT's agent mode a brief for a Broadbeach Waters property and watched it search realestate.com.au, open Google Sheets, and build the comparable sales spreadsheet – without touching the keyboard. The demo was recorded when OpenAI's Atlas browser launched in October 2025; the capability has only improved since. The catch is that vendors can do the same thing.

In Switzerland, it’s illegal to flush the toilet after 10pm in apartment buildings.

And the answer is …

False. While Switzerland does have strict quiet hours, typically from 10pm to 7am, there’s no law banning toilet flushing at night. It’s a long-running myth. In reality, the rule is about avoiding excessive noise, not everyday activities like using the bathroom. Some older buildings or rental agreements may encourage quiet behaviour, but flushing the toilet is still allowed.
