You canāt argue with science! A study found that eating 100 grams of milk chocolate within an hour of waking up can actually help burn body fat and reduce blood sugar levels. We did NOT make this up.

Itās time to get smart with data
Have you ever wondered if you're marketing with a blindfold on?
At the recent Elite Retreat, Katrina Tarrant, CEO for Harcourts NSW, was taken aback by this exact question.
āA speaker dropped a tidbit that got me thinking. TikTok uses 78 data points to form a complete picture of you. Yes, 78! How many data points are we using to understand clients before throwing marketing dollars into the wind?ā
Spoiler alert: it's probably not enough. Itās time to take a page from TikTokās playbook and get savvy with our data, says Ms Tarrant, so weāre not just selling homes, but creating campaigns that hit the mark every time.
Take a TikTok-inspired approach to marketing
TikTok isnāt just about knowing where someone lives or how old they are; it digs deep into usersā hobbies, quirks, and interests. Imagine if you applied that level of insight to your clients, asks Ms Tarrant? āInstead of just knowing that Jane Doe lives in a three-bedroom house in the suburbs, what if we knew sheās passionate about eco-friendly living, sheās a backyard barbecue enthusiast, and sheās been googling properties with solar panels?ā
That level of data takes your marketing from random shots in the dark to personalised messages that actually resonate with buyers.
More data equals less guesswork
The more you know, the better you can sell - and weāre not even talking about collecting 78 data points. Even doubling the amount of information you gather from clients can have a huge impact. Itās not just about what your clients want in a property, but why they want it. Are they downsizing? Moving closer to family? The deeper you dig, the better youāll connect with your audience, and the more targeted your marketing will be..
Ask smarter questions for better insights
To gather meaningful data, it all starts with asking the right questions. As stated by EYās iconic tagline: "The better the question, the better the answer. The better the world works." Instead of surface-level inquiries, dig deep and find out what truly motivates your clients. This richer data will allow you to craft laser-focused marketing campaigns that feel tailor-made for each person. Ditch the generic approach and start asking questions that matter.

TOGETHER WITH DOMAIN
How Domainās latest property innovation is creating more time for agents and driving listing enquiries
Automation is rapidly transforming the real estate industry, with technology ranging from smart homes to AI tools that analyse data, enabling agents to engage in more timely and relevant conversations.
Domain is leading the charge in prop tech, helping agents streamline tasks, improve efficiency, and focus on personal interactions with clients.
One of Domain's key innovations is Audience Boost, an Australian-first social listing automation tool that helps agents expand their reach by displaying listings across platforms like Facebook, Instagram, and Google. More here
SMART SNIPPETS
Victoria Airbnb tax faces backlash
If your clients own a short-term rental in Victoria, they might want to brace for another tax. The state government's proposed 7.5% 'Airbnb tax' is already drawing criticism from investors and tourism operators. The REIV warns it could drive up costs and push investors out of the market entirely.
AI canāt tell you about disruptive neighbours
As agents, it's essential to remind buyers that virtual tours and AI tools, while useful, can't replace the value of in-person inspections. REBAA warns that technology may enhance property visibility but won't capture critical details like neighbourhood dynamics and potential nuisances.
Big boost for regional Australians, women, and young buyers
The Federal Government's Home Guarantee Scheme has played a crucial role in helping regional Australians, women, and younger buyers secure home ownership. In 2023/24, over 18,000 regional Australians were supported, including 13,000 through the Regional First Home Buyer Guarantee (RFHBG). Over 50% of participants in the scheme are women and 55% under the age of 30.
Rebel with a cause
Not quite a Pitch Perfect move, but Rebel Wilson has cut the asking price for her Los Angeles home by $350,000. Initially listed for US$4.15million, the modern house in the Hollywood Hills has struggled to find a buyer. The property, which the actress used as an office and a space to create social media content, is now on the market for $3.8million.
SOUND WAVES
The struggle is real! As much as weād all prefer easy street, research shows that the highest achieving people in the world are those who have struggled the most. *Sigh
Todayās curated listen focuses on the lesson: āif youāre not struggling, youāre not learningā
