Good Morning from Elite Agent
Confidence in the Australian property market is rising in every estate except for Victoria. According to the Property Council Confidence Index, sentiment is sky-high in WA and SA, and Victoria is the only state to record a drop in confidence levels. At a national level, confidence in the property market has risen six points to 120, well above the neutral score of 100. However, while expectations for price growth have been at their highest levels since December 2021, a lack of housing supply and affordability worries remain a big issue for the industry. More here.

Dentons have released their market predictions for 2024
International law firm Dentons says the market seems more optimistic this year after a slow 2023, particularly within data centres, residential properties, and build-to-rent (specifically student accommodation). They have also observed a growing trend towards sustainable and socially responsible investments, which are more likely to increase asset value and attract a wider range of investors. Dentons says this optimism is being fuelled by expectations of falling interest rates in the latter half of the year. You can read more about what’s happening in the UK here.

Lose your blues; everybody cut footloose
One of the most popular decades in music was the 80s, and if you ask anyone who was around, then they will probably agree that the songs that are turning 40 this year (i.e. released in 1984) possibly make it one of the best years ever. The musicians you see in the charts are folks like Queen, The Police, Duran Duran, Michael Jackson, Bruce Springsteen, Wham, Madonna, Cyndi Lauper, Whitney, and many more. There’s nothing better than a catchy tune to get you on with the day, so every month, we thought we might suggest a few listens that might be older than you are. April 1984 chart toppers include absolute bangers, like Relax, from Frankie Goes to Hollywood, and Wham’s Wake Me Up Before You Go-Go. And the absolute classic, which was #1 the week of the 14th of April 84, “Footloose”. Now that we’ve woken you up with those ear worms, you can go-go about your work day.

Wishing you a productive day
