On our radar

International student caps not enough

The Federal Government could be on the verge of introducing a cap on international students in a bid to free up housing and boost the quality of our institutions. With big universities forced to slash more than 10,000 students. However, the move might not be enough to free up the right types of homes to help Aussies doing it tough. More here.

Today’s Feature

Kristen Porter: Are written contracts key to employee or contractor status?

When it comes to distinguishing between contractors and employees, the devil is in the details—and recent legal precedents have upped the stakes. The landmark ruling in JMC Pty Ltd v Commissioner of Taxation highlights the importance of precise contract language and understanding the nuances that define working relationships. Kristen Porter says if you get it right, and you’re in the clear, but get it wrong, and your business could face financial and legal repercussions.

Thailand opens doors to foreign investors

Thailand is implementing new policies to rejuvenate its real estate market, allowing foreigners to own up to 75 per cent of condominiums and extend property leaseholds from 30 to 99 years. This change aims to attract foreign investors amid a significant drop in Thai consumer purchasing power and stricter bank loan criteria. The government hopes these measures, combined with upcoming tourism and investment projects, will boost the economy, with officials stressing the need for careful regulation to prevent long-term market issues.

Anything else?

Did you feel the earth move?

If you were in Victoria Wednesday morning you may have felt the earth shake, with a magnitude 4.1 earthquake recorded at Woods Point, near Jamieson, just before 4am. The SES said there was little to no reported damage, but that’s not always the case when Mother Nature strikes. EBM RentCover’s Sharon Fox-Slater says the cost of natural disasters are rising, but she has plenty of tips on how you can help your clients prepare. And while dealing with the damage may be difficult, natural disasters also often bring out the best in people, such as when PRD Northern Rivers Principal, Rob Horder, played a role in saving a tenant’s life during the March 2022 Lismore floods.
