Why AI is the best new hire your PM business could make

AI isn’t coming for your job, it’s coming to help you do it better. That was the uplifting message from our founder editor and AI Powered Agents creator, Samantha McLean, at the PM/One conference, where she urged property professionals to stop treating AI like a novelty and start using it like a smart, capable team member. The future, she argued, belongs to those who treat AI not as a replacement, but as a force multiplier for creativity, connection and better client outcomes.

AI done right can supercharge your business

Samantha was quick to point out that while AI tools are everywhere, success depends on how they’re used. “AI was never meant to be an autopilot,” she said. “It’s your co-pilot.” Used well, it can streamline operations, speed up routine tasks, and free up headspace for what really matters.

Don’t just prompt, delegate

For agents still dabbling at the surface level with tools like ChatGPT, Samantha offered a practical framework for doing more: role, task, context, goal and style. She described this as treating AI like “a new employee” who, when properly briefed, can generate impressive, tailored outputs that are actually useful. “

You wouldn’t give a staff member a one-line brief and expect quality work,” she said. “Why do that with AI?” When the prompt is clear, the outcome is strong - and repeatable.

AI is giving professionals their time, and relationships, back

The real promise of AI, Samantha said, is its ability to restore the human side of real estate. She shared the story of a Western Australian agent who, after automating repetitive admin tasks, chose to spend that time reconnecting with clients. “She visits them, has a cup of tea, delivers gifts herself,” Samantha said.

“That’s what AI should do - give you time back for what matters.” Whether it’s improving the move-in experience, creating digital welcome packs, or enhancing communication, smart automation enables better service, not less of it.

Property Managers need to adapt or be left behind

At PM/One, REAL+ coach Samantha Macri told property managers the industry is changing and urged them to adapt or risk being left behind. Framing her presentation around nautical metaphors, she described property managers as sailors navigating rough seas, with leaders needing to act as lighthouses, providing direction through clear values, not perfection. She criticised resistance to change, particularly around legislation, and encouraged businesses to stay informed and proactive. Conflict, she said, often stems from mismatched expectations between landlords and tenants, and could be reduced with clear procedures and communication.

Mistakes and lessons are the same thing

Tegan Ashman has built a team of more than 20 property managers across seven offices - but says the key to that growth hasn’t been systems or scripts. It’s been creating a workplace where mistakes are treated as learning opportunities, not failures. “If you’re not making mistakes, you’re not learning,” she says. Her leadership approach focuses on backing her team, reducing pressure, and building a culture where people feel supported, not scrutinised.

Property market soars

Queensland's residential property market continues its impressive surge, with statewide median house prices rising 3.66% to $850,000 in the June 2025 quarter. Regional areas are seeing strong annual growth, with Rockhampton leading at 24.25%.

While first-home buyers struggle with rising prices, government initiatives, including raised stamp duty concession thresholds and the $30,000 First Home Owner's Grant, aim to help them get a foothold in the market.

City residents staying put as relocation dreams fade

The exodus of Londoners to other parts of the UK has hit its lowest point in a decade, with capital dwellers purchasing just 5.3% of homes elsewhere in the country this year. The stark difference in price growth, 26% outside London versus just 8% in the capital over five years, has dramatically reduced Londoners' buying power.

Someone leaving inner London today can now afford a home 32% smaller than what they could have purchased in 2016, equivalent to losing two double bedrooms.
