TODAY'S FEATURE Stop using a brain to hold a penIf you're asking your AI to write listing descriptions, you're using a brain to hold a pen. Peter Schravemade estimates the average property professional uses less than 1% of what their AI tool can already do. A standard called MCP now lets that AI connect to your CRM, calendar, email, and phone system instead of sitting beside them. He ditched video software he'd used for 20 years because of it, and says 2027 is when proptech providers sink or swim. |

What you'll learn in the full article: - The five-job connected desk: Five jobs your AI could run today, from calls logged in your CRM without anyone typing to arrears triaged before your property manager opens the list.
- The 95% rule: Why the features you've paid for but never clicked could finally earn their keep, no spare afternoon with the user manual required.
- The three-risk checklist: The three dangers nobody is pricing in, including the one Peter singles out as "the real one".

TOGETHER WITH MYAPI New AI platform lets Australian agents turn property videos into 24/7 digital open housesIt's 10pm, a buyer is halfway through your property video and wants to know the land size, so they either wait until morning or move on to the next listing. MyAPI's smart video lets them type the question into the player and get an instant answer in your own voice, then book an inspection without leaving the page (and you get a log of every question, in the buyer's own words, which is handy proof of work at your next appraisal). MyAPI is building free pilots for a limited number of Australian agents: one property, no credit card, no subscription, and no meeting needed. Learn more and claim a free Smart Video pilot โ |

DEPT OF AI What your inner circle sees that AI is missingIf your social posts sound like they could belong to any agent in your post code, itโs time for a reset. Samโs latest column isnโt about prompt engineering - itโs a quick real-world test to find out what your inner circle actually sees in you, and what comes back might surprise you. |

DEPT OF ECONOMICS Property pros tip a 4.2% price fallIf opens have felt flatter lately, NAB backs you up. More than half of the property professionals surveyed now say their local market is declining, in the gloomiest read in six years. Buyers' biggest hurdle is now interest rates and access to credit, not price. Tasmania is the standout, still tipped for growth (and rents are expected to keep climbing). |

DEPT OF LENDING Investor tilt to new builds hides bigger retreatHere's one to keep handy: for every extra investor loan on a new home in the June quarter, about 16 fewer went to established properties. Ray White's Nerida Conisbee says the growing new-build share comes mostly from investors stepping back, not fresh money flowing into new homes. She adds that new limits on borrowing through super funds make life harder for apartment projects that rely on investor presales. |

TRUE OR FALSE: The Queensland town of Banana is named after the fruit. And the answer is โฆ It's actually false โ the town is (most likely) named after a bullock named Banana. He was the calm one who led wild cattle into the yards, and one 1973 local history says his tongue hung out "like a ripe banana" when he worked. The town now has a statue of him.
